Historically a textile manufacturing facility, this 100-year-old building is not your conventional post-grad Brooklyn loft experience. Our long-term building residents are accomplished and mature professionals. There are no parties, dogs, booming sound systems, or woodshops. This is a very quiet building and we are in search of applicants with a comparable lifestyle and similar expectations. We performed these renovations 20 years ago and maintain and manage all aspects of the building’s operation. No other agencies or brokers are representing this property.

Our rooftop is a 15,000 square foot green space with plants, tables, and a full Manhattan skyline view. Features include gigabit fiber internet, on-site laundry, and a freight elevator. Our spaces boast no-frills accoutrements with authentic, original industrial accents. This particular unit faces south for plentiful direct sunlight year round and a view of Thames St. The property maintains its strong security with electronic card key building access and three locked barriers to entry for each unit.

There are over 50 units in our building, ranging in size from 200-900 actual square feet. This space has 11-foot ceilings and hardwood floors with all refinished surfaces. As part of the building’s restoration, all gas, water, and electric utility service from the street to the apartment has been replaced. This means full water pressure through clean pipes and electric service without glitch or interruption. Metered utility billing is based on each unit’s individual usage. We are located two blocks from the Morgan Ave L train stop (15 min. to Union Square).

There are over 50 units in our building, ranging in size from 200-900 actual square feet. This space has 12-foot ceilings and hardwood floors with all refinished surfaces. No more than three occupants may share this space.

Office and work space available in a professional and media/arts oriented building. There are no windows in this space. You cannot live in this space.  There is a sink in the space and a bathroom down the hall that is shared with a select few other office tenants. 24 hour access. The space includes over 120 amps of electrical service.

The space has 11 foot ceilings, refinished hardwood floors, and Verizon Fios 200/200 Internet.  On three floors there are over 50 studios, ranging in size from 200-900 sq.ft. (Please note, this is the actual square feet, not the gross square footage estimates used by brokers).  We are located two blocks from the Morgan Ave L train stop (15 min. to Union Square) and you would be sharing a secure card key controlled building with artists and young professionals.

Freight elevator access is available that opens onto the street, and the building has a 15,000 sq. ft. rooftop. The plumbing and electricity are all new, and utilities are billed based on each unit’s individual usage. We like to think that we’ve taken the place a few steps farther than a lot of the other lofts that are available in the area. There’s a good community in the building and everyone here is committed to making it a better place to be. Building management however does not permit music rehearsal, recording studios, or pet dogs of any kind.

Actual space available is pictured below. The unit will be leased unfurnished.
