Three bedroom loft apartment with private patio available for September 1 lease start. This space is very large at 1175 square feet with 15-foot ceilings.  There is a spiral staircase and two additional office spaces.  The bedrooms are completely private, with no walls shared between roommates.  This is a quiet apartment, with a privacy fence adjacent to a Catholic Church flower garden.  Newly installed vinyl sliding windows and sliding glass doors make for very efficient heating and cooling and noise reduction.  The kitchen has a full size refrigerator, tiled bathroom and kitchen, gas stove and heat, and a gas water heater.  The building boasts a fantastic roof deck with card key controlled access and amazing 360° views of NYC.  Our business owns several spaces on the first floor and ground floor of this building, so you can trust that your neighbors beside and above you are quiet, working people that are not allowed to have parties, play loud music, or do anything else that might disturb your quiet enjoyment of the space.  Our business owns these spaces as well as a loft building several blocks away.

Laundry machines are located in several locations of the building, and there is also a full service laundromat and dry cleaning service around the corner. The building is located two blocks from the Morgan L train station and four blocks from the Montrose L station.  The J/M train is a ten minute walk.  The neighborhood is an old manufacturing district, with around 15 other renovated factory buildings in the surrounding area.  In these buildings, a plethora of art spaces and galleries host weekly openings and performances.  Please note that we do not permit music rehearsals, parties, motor-bikes, or pet dogs of any kind in this space.

Several cafés, restaurants, organic food stores, and parks are all nearby and the building features spectacular rooftop views. The building is occasionally home to art shows, workshops, rehearsals, and film events, but overall we are a quiet environment for working artists and professionals.

This space has 11 foot ceilings, refinished hardwood floors, and Verizon FIOS 75/75 Fiber Internet. On three floors there are over 50 studios, ranging in size from 200-900 sq.ft.  (Please note, this is the actual square feet, not the gross square footage estimates used by brokers). We are located two blocks from the Morgan Ave L train stop (15 min. to Union Square) and you would be sharing a secure card key controlled building with other verified building residents.

There is laundry on site, a freight elevator that opens onto the street, and access to a 15,000 sq.ft. rooftop.  The plumbing and electricity are all new, and utilities are billed based on each unit’s individual usage.  We like to think that we’ve taken the place a few steps farther than a lot of the other lofts that are available in the area.  There’s a real good community in the building and everyone here is committed to making it a better place to be.  Building management however does not permit parties or motorcycles in your space, music rehearsal, or pet dogs of any kind.
